Long-term Planning Reaps Rewards for Eastgate Shopping Center

Located in the heart of East Memphis, Eastgate Shopping Center has been owned and managed by Belz Enterprises since 1964. With known staples such as Burlington Coat Factory, Steinmart, TJ Maxx and Ike's Pharmacy, Eastgate has long been a favorite shopping destination within the I-240 corridor.

"There is a tremendous demand for retail shopping in East Memphis," said Andrew J. Groveman, senior vice president for Belz. "Eastgate holds a great mix of complementary tenants, and we are continuously striving to raise the bar on consumers' complete shopping experience."

Due to long-term strategic planning and recent renovations, the shopping center is beginning to see a new surge of quality tenants locating within Eastgate Shopping Center and across the street at White Station Plaza.

Construction has already begun on a new space for The Fresh Market in Eastgate, scheduled to open in early November. In addition, Michael's Arts and Crafts will open its third Memphis store in the center. Ike's Pharmacy and New Hunan Restaurant are existing tenants who have undergone major renovations, and Perkins has opened a new restaurant on the property after renovating the space formerly occupied by Shoneys. Last year, Bed Bath and Beyond opened a new store at White Station Plaza, and Eclectic Interiors is scheduled to move into its new space in early 2003.

"Over the years there has been an opportunity to proactively accommodate a new mix of tenants," said Morris Thomas, vice president of brokerage and leasing. "The existing tenants have cooperated completely and as a result we are beginning to see more high-end stores moving into the market."

"Belz has held this property for quite some time and it has proven itself as a valuable, long-term asset," added Groveman.

This revitalization plan allows customers to do all of their shopping conveniently with one stop. Clothes for the entire family, groceries, gifts, housewares and arts and crafts will be available at the two centers.

Eastgate Shopping Center is located on Park Avenue between White Station Road and Mt. Moriah. With convenient access from the Poplar corridor and I-240, the location offers great visibility and close proximity to major office and professional buildings. The center houses more than 408,000 square feet of retail space and 63,000 square feet of office space in the Office Tower. White Station Plaza holds nearly 55,800 square feet of retail space.
